Purpose
The Real Estate Alfil Chair at San Telmo Business School is an academic and business space for reflection, analysis and the generation of applied knowledge about the real estate sector. Its purpose is to understand the transformations redefining Real Estate and to help improve the quality of the strategic, governance and management decisions of its companies.
The Chair brings together business owners, executives, experts, academics and institutions to analyse the sector’s main challenges from complementary perspectives and to contrast business experience with academic knowledge.
Its activity takes place through Advisory Board meetings, encounters with experts, case analysis, reports, articles, technical notes and other initiatives aimed at turning debate into useful, transferable knowledge.
Alfil Patrimonial SOCIMI is the Chair’s sponsoring company.
Objectives
The Chair combines academic ambition and practical focus to generate knowledge that helps companies across the whole value chain anticipate change and make better decisions. Its objectives include:
- To analyse the transformations and trends affecting Real Estate and its different segments, with particular attention to their business and economic implications.
- To study business, investment, financing, construction and management models that improve the competitiveness and adaptability of companies in the sector.
- To assess the impact of the regulatory, territorial, technological, demographic, energy and social environment on real estate activity.
- To generate and disseminate applied knowledge through case studies, reports, articles, technical notes and other academic and professional work.
- To encourage the exchange of knowledge and experience among companies, experts, institutions and the academic community, incorporating national and international perspectives.
- To keep an up-to-date knowledge map of the sector that identifies new challenges, emerging issues and areas relevant to decision-making.
The Real Estate of the Future is the frame of reference that organizes the Chair’s activity. We analyse how the major transformations in the environment affect the sector and how companies can respond from three fundamental areas: business models and innovation; corporate governance, management and competitiveness; and finance and business growth.
Land regulation, urban planning, housing, taxation and technical standards condition investment, timelines, risks and the capacity to deliver projects.
Socioeconomic and demographic change
Ageing, household formation, mobility, access to housing and changes in the ways we live, work and consume are reshaping real estate needs.
Technology and digitalization
Artificial intelligence, data and new technologies are changing how assets are designed, financed, marketed, managed and operated.
